If you’ve heard about the My Safe Florida Home program, then you’re probably pretty excited at this chance to upgrade your home while saving money. But many homeowners still have a lot of questions. Who’s eligible for this program? How do I find reliable contractors? And how do I sign up?

What Is the My Safe Florida Home Program?

The simplest description of MSFH is that it’s a program to give you free money to upgrade your home. This program was originally started in 2006, but it was brought back in 2022 as a response to Florida’s homeowners insurance crisis. After running out of funds last year, the program is about to receive another $200 million to disperse to Florida homeowners.

That’s the short, simple version. Now let’s talk details.

The MSFH program doesn’t just give you free money to spend on roof upgrades. Instead, they’ll match your investment in your home. So for every $1 you spend on approved roof upgrades, you’ll receive $2 to spend, up to $10,000. So if you spend $10,000 upgrading your roof, you’ll only have to pay for one-third of that price, or $3,333.

There are some limitations, however. Since this is free money from the state, they want to ensure that your money is being used for the right projects and that they’re investing in high-quality roofing professionals to help protect your home.

That covers the basics of the program, but now let’s talk about how you can qualify.

Who Qualifies for My Safe Florida Home?

To start, there are other qualifying criteria your property has to meet. For one thing, your home must meet all of the following qualifications:

  • Have been approved for a homestead exemption
  • Must have an insured value of under $700,000
  • The application for the permit for the home’s construction must have been filed before January 1st, 2008.

That’s how your home qualifies for this program. But there are other factors in when/if you’ll be able to use this program.

Right now, MSFH is not accepting any applications or paying out any funds. But they will start accepting applications on July 1st, 2024. From that date, applications will be open to select groups according to the following schedule:

  • July 1st – July 15th: Low-income homeowners age 65+
  • July 16th – July 30th: Low-income homeowners of all ages
  • July 31st – August 14th: Moderate-income homeowners age 60+
  • August 15th – August 30th: Moderate-income homeowners of all ages
  • August 31st and Onwards: All other homeowners

This covers who can use the program and the requirements for your home. But there are also clear guidelines on how these funds can be used to hurricane-proof your home.

In terms of roofing services, you can use MSFH funds for any of the following roofing contractor work:

  • Upgrading roof coverings
  • Reinforcing roof decking attachments
  • Installing a secondary water barrier on your roof

But when you’re talking about roofing, it’s not just about the kind of roofing services you get. You also need to consider who you can trust with this investment in your property.

In the earliest days of the MSFH program, you could only pick your roofers from a list of My Safe Florida Home program approved contractors. With the new funds being released starting July 1st, however, you can choose any licensed roofer that you want.

On one hand, this is great news for consumers who can now have more flexibility when upgrading their homes. But at the same time, it’s important to be careful that you don’t choose scam roofers who will take advantage of this opportunity to gouge their prices.

So how do you know the difference?

First, only choose roofing contractors based in your area. While national roofing companies or traveling contractors can do great work, they probably won’t know how to prepare your roof for Florida’s unique climate. Between high winds, heavy rains, year-round humidity, and extreme UV exposure, you just can’t afford to let inexperienced contractors on your roof!

You should also pay careful attention to how the roofers approach your project. Do they seem like they’re trying to help you make an informed decision, or are they trying to pressure you into making the choice that they want? Is their roofing quote thorough and helpful, or is it vague with no clear explanation for how much each service costs?

The funds for My Safe Florida Home might not come directly out of your pocket, but as a taxpayer, that’s still your money. Don’t let yourself be ripped off by greedy contractors who would never have received MSFH approval under the old rules.
