BASIC ROOFING FAQs
Do you have questions about roof replacements and repairs? You’re not the only one. In fact, we get so many questions from Florida property owners that we decided to go ahead and make a roofing FAQ for you! Whether you’re trying to decide on a roof repair vs replacement or you’re just not clear on how the roofing process works, we’ve got you covered.
As your partners in local roofing, we’re here to answer all of your questions. Feel free to reach out to our friendly customer service team if your question isn’t included below, but first, let’s review some of the most common questions that Floridians have for our team of veteran local roofers!
5V
Are exposed fastener metal roofs prone to leaks?
Although the fasteners are exposed, modern washers and sealing techniques are designed to prevent leaks. However, over time, the fasteners and washers may wear down and require periodic replacement to maintain water-tightness.
Are metal roofs noisier in the rain?
Metal roofs can be a little noisier in the rain. However, the difference is minimal, and with proper insulation, your roof shouldn’t be much louder than a shingle roof in the rain.
Do exposed fastener metal roofs need a lot of maintenance?
Like most roofs, crimped metal roofing does need some maintenance. This maintenance is mostly centered around keeping the fasteners water-tight and protected against the elements. However, shingle roofs often run into issues like missing shingles, so there’s no reason to think of exposed fastener metal roofs as unique for needing maintenance.
Do exposed fastener metal roofs rust?
Nearly any metal roof can rust. However, galvanized steel is coated in a rust-resistant alloy to prevent exactly this issue. If you live within a mile of the coast, you may need to use aluminum instead to prevent rust due to the saltwater air.
What kind of aesthetic do exposed fastener metal roofs have?
Some have described the style of 5V roofing as rugged or industrial. However, some homeowners like having a more unique roof and think it provides a fun juxtaposition with the rest of their property.

Are metal roofs hurricane-proof?
No roof in the world is immune to hurricanes. However, metal roofs do hold up well against the worst that hurricanes have to offer. So while we can’t guarantee that any roof could withstand a direct Category 5 hurricane, we can tell you that when it comes to holding out against hurricanes, very few materials perform as well as metal roofing.
Are metal roofs noisier in the rain?
Metal roofs can be a little noisier in the rain. However, the difference is minimal, and with proper insulation, your roof shouldn’t be much louder than a shingle roof in the rain.
Are metal roofs suitable for Florida’s climate?
Yes, metal roofs are highly suitable for Florida’s climate due to their durability and resistance to high winds, rain, and sun exposure. Rust can present a problem, especially in coastal Florida, but modern metal roofing technology greatly reduces the risk of premature rusting.

Are tile roofs expensive?
There’s no denying that tile roofs require a substantial up-front investment. But if this investment is something you can afford, it really pays off in longevity and protection for decades to come.
Can hurricane straps lower my homeowners insurance premiums?
Yes, many insurance companies see hurricane straps as a way to reduce the risk of storm damage, which can lower your premiums. It’s best to check with your insurance provider for specific discounts.
Can I install a metal roof over my old roof?
Placing a new roof on top of an old one is called reroofing, and it’s a common practice with metal roofing. If you’d rather install your new metal roof on top of your old shingles, let our representative know during your initial phone call or meeting. They’ll be happy to explain how we can help you with your re-roofing job!
Can I install a shingle roof myself?
DIY shingle roof replacement can seem like a good way to save money. But the truth is that roofing systems are just too complex to be handled by anyone other than professionals. And since a poor shingle roof installation could lead to major issues with permitting and your homeowner’s insurance, we strongly encourage leaving roof replacements to trustworthy local roofers.
Can I only get a shingle roof financed?
No, and in fact there are plenty of metal roofing companies that take payments near you. Roof financing is available for all roofing materials, including flat roofs, so don’t let your immediate budget decide the quality or type of your new roof.
Do clay tile roofs need a lot of maintenance?
Tile roofs actually require very little maintenance. The most common issue they encounter is cracking shingles from storm debris, but this is both a quick and affordable repair.
Do flat roofs have good insulation?
Generally, most flat roofs don’t automatically come with great insulation. But when discussing what type of flat roof you want, you can request additional insulation that will be added during the roof replacement process to help keep your structure energy efficient.
Do flat roofs require a lot of maintenance?
Yes, and flat roof maintenance is essential for Floridians. Flat roofs in Florida are more prone to damage from UV rays, heavy rainfall, and high humidity, so it’s important to keep your roof in top shape.
Do I need good credit to get a new roof financed in Florida?
Good credit is always helpful in getting the lowest possible rate for your roof financing. But almost all roofers work with people who don’t have perfect credit, and this shouldn’t stop you from getting a good rate on your new roof.
How can I find out how much your roofing services cost?
In a perfect world, we’d be able to tell you over the phone how much your roofing services will cost. But to know the exact dimensions, accessibility, and state of your roof, we just can’t identify an accurate number. But we’re not going to settle for just giving a rough estimate.
For a detailed, accurate roofing estimate, all you have to do is give us a call and tell us you’d like an estimate! Or, if you’d prefer, you can fill out our contact form and let our friendly customer service professionals get back to you. Once your estimate has been scheduled, one of our roofing pros will inspect your roof and prepare an estimate that suits your roof and gives you exactly what you’re looking for. The best part? A typical 2,000 sq ft home requires 1-2 days, weather-permitting. Complex roofs may take longer.
How much does a flat roof replacement cost in Florida?

Down payments vary widely depending on your payment plan. Some financing plans might require 20% of the total costs upfront, while others might offer 100% financing with no upfront costs.
Should I take out a home equity loan or get roof financing?
Whether you should take a HELOC or get roof financing depends on your unique financial situation. Home equity loans usually have lower interest rates, but they’re not available to everyone, and you risk losing your home if you default. Roof financing, on the other hand, is faster to acquire, so it’s ideal for situations where you need immediate roofing services.
What are the signs that my flat roof needs replaced?
There are many signs it’s time to replace your flat roof. Cracks or blistering are a big one, as are leaks, ponding water, and any visible signs of wear and tear.
What if I don’t know what my roof needs?

What’s the best color for a shingle roof?
Shingle roofs come in many colors, so you will definitely find something that suits your preferences. Earth tones are traditional colors for shingles, but light-colored shingles can help keep your roof cool in the hot summer months.

Delray Beach Roofing FAQs
Can you handle my insurance claim after storm damage?
We deal with this constantly. We’ll inspect the roof, document the damage the way adjusters expect to see it, and work directly with your insurer through the process. We can’t promise what they’ll approve, but we’ll make sure your claim is built on a solid, well-documented case.
Do I need a permit to replace my roof in Delray Beach?
Yes. Any roof replacement in Delray Beach and Palm Beach County needs a permit and a final inspection, and skipping it comes back to bite you when you sell. We pull the permit, schedule the inspections, and handle the paperwork so you’re not chasing any of it.
How long does a roof replacement take, start to finish?
Most homes are only a few days of actual roofing once we’re on site. The longer stretch is usually everything before that: permitting, HOA approval if you need it, and material lead times. We’ll give you a real timeline up front, not a best-case guess.
What roofing material holds up best this close to the coast?
It depends on the house and the budget. All three we install, tile, metal, and architectural shingle, can be spec’d for Palm Beach County wind and salt air. Metal usually lasts longest near the water, tile fits a lot of the Mediterranean-style homes around here, and quality shingle is the value pick. We’ll go through the options with samples before you commit.
Will my HOA have to approve my new roof?
Often, yes. A lot of Delray communities, especially the gated and deed-restricted ones, want the color and material approved before work starts. We’ll hand you the product details and documentation your board needs, and we won’t start until you’re cleared.
Financing
Are there special options for roof replacement financing for veterans and seniors?
Yes, there are many programs that help with roof replacement costs for veterans and seniors. However, since these are often private programs, they often depend largely on where you live and your unique circumstances. To learn more about these programs in your area, we recommend contacting your local VA office or elder support services.
Can I finance a roof replacement with a credit card?
Yes, it is possible to put your roof replacement on your credit card. However, this is possibly the most expensive option for roof replacement financing. With APRs much higher than conventional loan rates, putting your roof on a credit card could cost you a lot of money in the long run.
Can I get roof replacement financing with bad credit?
Yes, in almost all cases, you will be able to finance a roof replacement even with bad credit. However, you may not qualify for the best rates. One option to get good rates with bad credit is to have a co-signer with a higher credit score.
Can I only get a shingle roof financed?
No, and in fact there are plenty of metal roofing companies that take payments near you. Roof financing is available for all roofing materials, including flat roofs, so don’t let your immediate budget decide the quality or type of your new roof.
Do I need good credit to get a new roof financed in Florida?
Good credit is always helpful in getting the lowest possible rate for your roof financing. But almost all roofers work with people who don’t have perfect credit, and this shouldn’t stop you from getting a good rate on your new roof.
How long can I finance a roof replacement for?
Loan terms for roof replacement typically range from 1 to 15 years, depending on the type of financing and the lender’s terms. Paying your loan off more slowly will mean spending more in the long term but with a lower monthly payment. Conversely, paying off a loan quickly is cheaper overall but requires a higher monthly payment.

Specific financing terms often come down to a case-by-case basis. That said, roof financing tends to last anywhere from 12 months to 10 years, depending on the amount of money loaned and your specific financing choices.

Down payments vary widely depending on your payment plan. Some financing plans might require 20% of the total costs upfront, while others might offer 100% financing with no upfront costs.
Is it better to pay for a roof replacement upfront or finance it?
If you can, it’s cheaper to pay for a roof replacement yourself. That’s because when you pay upfront, you don’t have to worry about additional fees or interest. However, this isn’t an option for all homeowners. And financing a roof replacement can be much cheaper than keeping a damaged roof on your home, especially during hurricane season! If your roof fails, it could put your entire structure in jeopardy.

Do I need hurricane straps for my home in Florida?
While not always legally required, especially for older homes, hurricane straps are a wise investment for any Florida homeowner. They significantly increase your roof’s resistance to high winds and can be essential during hurricane season.
How do I know if my home already has hurricane straps?
A professional roofing inspection can determine whether your home has hurricane straps installed. PITCH Roofing offers free estimates and inspections to help you assess your home’s readiness for hurricane season.
How much does it cost to install hurricane straps?
The cost to install hurricane straps typically ranges between $1,000 to $1,500, depending on the size of your roof and local labor rates. However, programs like My Safe Florida Home can help offset these costs by covering up to two-thirds of the installation price.
What are hurricane straps, and how do they work?

Will a metal roof increase my home’s resale value?

Metal Shingle Roof FAQs
What are metal shingles?
Metal shingles are interlocking roofing panels made from steel, aluminum, copper, or zinc. They are engineered to replicate the look of wood shakes, slate, or clay tiles while offering superior durability, longevity of 40 to 70 years, and weather resistance, making them a premium choice for Florida homes.
How much does a metal shingle roof cost?
Installed costs vary by material:
- Steel, $7 to $12 per square foot
- Aluminum, $9 to $14 per square foot
- Zinc, $15 to $25 or more per square foot
- Copper, $20 to $35 or more per square foot
The higher initial investment is offset by a 40 to 70 year lifespan and minimal maintenance, providing excellent long term value.
Are metal shingles good for Florida and coastal homes?
Yes, they are an excellent choice. They offer exceptional resistance to high winds, hurricanes, fire (Class A), and impact. For coastal areas, aluminum shingles are highly recommended due to their innate corrosion resistance against salt air. Steel requires high quality protective coatings, such as galvalume, for coastal use.
What are the main benefits?
Key benefits include:
- Extreme longevity, 40 to 70 years or more
- Superior storm and impact durability
- Energy efficiency, since reflective coatings lower cooling costs
- Class A fire resistance
- A wide variety of styles that enhance curb appeal by mimicking wood, slate, or tile
How do I maintain a metal shingle roof?
Metal shingle roofs are very low maintenance. Basic care includes an annual inspection, keeping the roof clear of debris, and gently cleaning it with water and a mild, non abrasive detergent as needed. This preserves the appearance and integrity of the protective finishes.
Orlando Roofing FAQs
How long does a roof replacement take in Orlando?
Most standard roof replacements in Orlando are completed within 3 to 7 business days, depending on the size of your home, the complexity of your roof, and weather conditions. A simple asphalt shingle roof on a single-story home will be fastest, while a complex tile or metal roof on a larger home may take longer.
What is the most popular roofing material in Orlando?
Asphalt shingles are the most common due to their affordability, but there is a strong trend towards metal roofing in Florida because of its superior durability, energy efficiency, and exceptional wind resistance, which is crucial for hurricane season. Tile roofs are also very popular for their classic Florida style and long lifespan.
Will my Orlando HOA have rules about my roof replacement?
Many Orlando neighborhoods have HOAs with specific rules governing roofing materials, colors, and profiles. It is crucial to review your HOA bylaws before getting quotes and work with a roofing contractor experienced in navigating HOA approval processes to ensure your new roof is compliant.
Can my roof be repaired instead of fully replaced?
Repairs are a good solution for localized damage, such as a few missing shingles after a storm or minor flashing issues. However, if your roof is near the end of its lifespan (15+ years for shingles), has leaks in multiple areas, or has widespread damage, a full replacement is often the more cost-effective and safer long-term solution.

Palm Beach County Roof Repair FAQs
How often should I have my roof inspected for repair needs?
We recommend annual roof inspections for Palm Beach County homes, with additional checks after severe weather events. Regular inspections help identify minor issues before they become major repairs, saving homeowners significant money over time. Spring inspections are ideal to prepare for summer storms.
What are the most common signs that my roof needs repair?
Common indicators include water stains on ceilings, missing or damaged shingles or tiles, visible rust on metal panels, and granule accumulation in gutters on a shingle roof, along with daylight visible through the roof boards in the attic. Even minor issues should be addressed promptly in this climate.
How long do roof repairs typically take to complete?
Most standard roof repairs are completed within 1 to 3 days, depending on the extent of the damage and the material. Simple shingle repairs might take just a few hours, while more complex metal or tile repairs could require multiple days, especially if custom material matching is needed.
Can roof repairs be done during rainy season?
Yes. Professional roofers can perform repairs during rainy season with proper planning. We monitor weather forecasts closely and schedule work during dry periods, using temporary protection measures when needed. Some extensive repairs are still better scheduled during drier months for optimal conditions.
Do you offer warranties on roof repair work?
Yes. PITCH Roofing provides warranties on all repair work. The specific terms depend on the repair type and the materials used, but we stand behind our workmanship. We review the warranty details with you before beginning any repair project so you understand the coverage.
Palm Beach County Roofing FAQs
How long does a roof replacement take in Palm Beach County?
Most standard roof replacements in Palm Beach County are completed within 5 to 10 business days, depending on the size of your home, the complexity of your roof, and weather conditions. The permitting process in cities like West Palm Beach, Boca Raton, and Delray Beach can add additional time, so factor that into your planning.
What is the best roofing material for coastal Palm Beach County homes?
For homes east of I-95 and in coastal communities, aluminum standing seam metal roofs are often the best choice due to their superior saltwater corrosion resistance. Clay and concrete tiles also perform well in coastal environments. Asphalt shingles have a shorter lifespan in salt air but can be cost-effective for budget-conscious homeowners.
Are there special building codes for roof replacement in Palm Beach County?
Yes. Palm Beach County has some of the strictest building codes in Florida, especially in High-Velocity Hurricane Zones (HVHZ) near the coast. These require enhanced fastening systems, specific underlayment, and often higher wind ratings. Always work with a roofing contractor experienced with the county specific code requirements and permitting processes.
Do I need to replace my roof if it has storm damage?
Not necessarily. If the damage is localized, less than 25 percent of the roof surface, repairs may be sufficient. However, if your roof is older (15+ years for shingles, 20+ for metal), has multiple leaks, or shows widespread damage from a hurricane or severe storm, a full replacement is often the more cost-effective and safer long-term solution.
Why should I choose PITCH Roofing for my Palm Beach County roof replacement?
PITCH Roofing specializes in the roofing challenges specific to South Florida. We have extensive experience with Palm Beach County building departments, HOA requirements, and coastal construction standards. Our team understands the specific demands of homes from Wellington to Boynton Beach and can guide you to the best roofing solution for your budget and needs.
Pinellas
Are there any good roof grants or public funds in Pinellas County?
When looking for Pinellas County roofers, grants can be a great way to cut costs. The My Safe Florida Home program is a great way to save money on select roofing services, but you should note that this program does not cover roof replacements.
How do I know if Pinellas County roofers are really licensed and insured?
You can check a roofer’s license status with the Florida Department of Business and Professional Regulation (DBPR). To verify their insurance, ask the roofer for a copy of their insurance certificates and verify them with the insurance provider. These extra steps can give you peace of mind when you’re making a major decision!
How long does a roof replacement take in Pinellas County?
How long your roofing services take will always depend on the unique factors of your roof. But in general, replacing a roof in Pinellas County shouldn’t take more than one to three days if the weather cooperates.
What kind of roofing materials do roofers use in Pinellas County?
Which roofing materials your roofers use will vary from company to company. But at Pitch, we pride ourselves on having mastered a wide variety of roofing materials. This includes shingles, tiles, and metal roofing, as well as flat roofing options like TPO and EPDM. If you’re ever unsure whether a roofing company uses the material you want, the best thing you can do is ask!
What should be included in a Pinellas County roofing estimate?
Generally, you shouldn’t trust roofers who only give you a final number for your roofing estimate. They could be hiding how much they’re charging for certain things, or worse, leaving out essential parts of the job from your estimate. Instead, a good estimate should include the costs of materials, labor, and permitting fees, as well as warranty information and a timeline for the job.

What roofing materials work best in Florida’s climate?
Florida’s unique climate requires materials that can withstand high heat, humidity, and severe weather. We recommend metal roofing for hurricane resistance and energy efficiency, concrete tile for durability, architectural shingles with enhanced wind resistance, and TPO roofing for flat or low-slope commercial roofs. Our experts will help you select the best material for your specific needs and budget.

Roof Repair FAQS
Can I DIY my roof repairs?
Technically speaking, there may be some minor roof repairs that a handy layperson can handle. But even in these cases, we don’t recommend DIY roof repairs. It may seem like an easy way to save money, but you could easily violate your roof’s warranty and end up spending more in the long run.
How do you apply a patch kit to a shingle roof?
You can apply a patch kit over a damaged section of your roof by following these steps:
- Clean the roof surface: Remove debris, dirt, or loose granules around the damaged area to ensure the patch adheres properly.
- Apply roofing cement: Spread roofing cement under the surrounding shingles to help hold the new patch in place.
- Insert the patch: Place the patch in the exposed area, aligning it with the existing shingles.
- Seal with roofing cement: Apply roofing cement or another sealant over the edges of the patch or shingle to prevent water infiltration.
- Press and secure: Press down on the patch or new shingle firmly, ensuring a good bond with the cement.
- Allow time to set: Give the patch time to set and adhere, following the manufacturer’s instructions for curing time.
How long do roof repairs take?
Minor roof repairs can be resolved within just a few hours. Larger-scale repairs can take anywhere from one to three days of work, and even longer if the weather doesn’t cooperate.
How much do shingle roof repairs cost?
In most cases, repairing asphalt shingles is very affordable. General asphalt shingle repair costs range from $500 to $1,800 or more for most repairs, but the number could be higher for bigger jobs. The best way to find out how much your roof repairs will cost is to get a customized estimate from your preferred roofers.
How much does it cost to repair a small roof leak?
Small roof leaks can usually be fixed for under $1,000. However, it’s important to have a professional come look at the issue just to be sure it’s minor. What seems like a minor leak inside the home can sometimes be a sign of larger water damage that you’re not seeing, in which case you may need a more costly roof repair.
Should I do my own asphalt shingle roof repairs?
Even if you have the skills for the job, we don’t recommend doing your own roof repairs. In addition to risking doing further damage, your warranty and homeowners insurance policy probably don’t allow for you to work on your own roof. So if you do your own repairs and then later a hurricane damages your roof, you could find yourself without coverage. This actually makes DIY repairs more expensive in many cases!
What factors affect how much my roof repair costs?
There are a lot of considerations that go into a roof repair cost estimate. These include the size of your roof, the material, the extent and cause of the damage, labor costs, permit fees, and how easy it is to access your roof. This is why no roofer can give you a reliable roof repair estimate without looking at your roof first!
When should I schedule asphalt shingle repairs?
The best time to repair your roof is always ASAP. Even minor damage can quickly grow out of control, so it’s important to act quickly if you think that your roof needs repairs.
Will my homeowners insurance cover any roof repair costs?
Depending on your policy, your homeowners insurance company may cover some or all of your roof repair costs. This typically depends on how your roof was damaged. If a hurricane or tropical storm tore shingles from your roof, your roof repairs may be covered. But most homeowners insurance policies don’t cover wear and tear.
Will my roof need replacing if I get it repaired?
No, in most cases getting asphalt shingle repairs doesn’t mean that your roof is nearing the end of its life. Most shingle repair jobs will last for the full life of your roof. However, if your roof needs many repairs, it could be a sign that it’s nearing the end of its life.
Roof Replacement
Can I stay in my home during installation?
Yes. We install quietly and safely. You may notice noise but can remain inside.
Do I need a permit for shingle replacement in Florida?
Yes. Permitting fees vary by county but are included in our all-in pricing.
How long does a shingle roof replacement take?
A typical 2,000 sq ft home requires 1-2 days, weather-permitting. Complex roofs may take longer.
Will my homeowner’s insurance cover a new roof?
Coverage depends on your policy and cause of damage. Our adjuster reviews your claim and can work directly with your insurer.
Roofing Materials
Are tile roofs expensive?
There’s no denying that tile roofs require a substantial up-front investment. But if this investment is something you can afford, it really pays off in longevity and protection for decades to come.
Do clay tile roofs need a lot of maintenance?
Tile roofs actually require very little maintenance. The most common issue they encounter is cracking shingles from storm debris, but this is both a quick and affordable repair.
Flat roofs usually require more inspections and repairs than sloped roofs. That’s because they’re vulnerable to puncture damage and leaks, especially if there’s an issue with installation and the roof doesn’t drain properly.
Do metal roofs attract lightning?
Tampa Bay is famous for its thunderstorms. But the good news is that they won’t pose any additional danger to you once you get a metal roof. Metal roofs attracting lightning is an old myth, and in fact they’re so noncombustible that lightning striking your metal roof wouldn’t even start a fire.
How long do flat roofs last in Florida?
How long a flat roof lasts in Florida depends on the roofing material used. But on average, a low-slope roof in Florida will last roughly 25 years.
How long do shingle roofs last in Florida?
How long your shingle roof lasts in Florida depends on the type of shingle you choose. Architectural shingles last for up to 25 years, luxury shingles up to 40 years, and composite shingles can keep functioning for up to 50 years.
How long do tile roofs last in Florida?
Tile roofs are great at withstanding Florida’s harsh weather patterns. Concrete tile roofs last for roughly 50 years, while clay tile roofs can stay healthy for a century or more!
How much does a flat roof replacement cost in Florida?
A flat roof replacement in Florida typically runs $8,000 to $20,000 or more, depending on the membrane type (TPO, EPDM, or modified bitumen), any insulation upgrades, and the number of roof penetrations. See our 2026 Florida cost ranges for how it compares to shingle, tile, and metal, or schedule a free estimate.
How much does a roof replacement cost in Florida?
In Florida, a full roof replacement typically runs $9,000 to $22,000 for architectural shingle, $18,000 to $45,000 for metal, and $20,000 to $45,000 or more for clay or concrete tile. Flat roofing usually falls between $8,000 and $20,000. Your exact price depends on roof size, pitch, access, and material, so treat these as planning ranges, not a quote. Every PITCH estimate is hand-prepared after a satellite re-measure and full roof component analysis, so your written price reflects your actual roof rather than an average. See our 2026 Florida cost ranges for the full breakdown, or schedule a free estimate.
What if I don’t know what my roof needs?
Not sure what kind of roofing services you need? Not a problem! If you’ve noticed that something isn’t quite right with your roof, maybe a leak or signs of pests, but you aren’t sure what the problem is, call the experts at Pitch. We’ve seen it all, so we’ll be able to quickly diagnose what’s wrong with your roof and walk you through your options for a long-term solution.
What’s the best kind of tile roof?
Clay tiles last the longest, but there is no “best” type of tile roof. To find the type of tile roof that meets your unique needs, you should discuss your options with a trusted local roofer.
Why are shingle roofs so popular?
Shingles are generally popular because of their durability and affordability. Architectural shingles, especially, are popular in Florida as a low-cost option for roof replacements.
Will a metal roof increase my energy bills in the summer?
No, metal roofs do not attract any more heat than other roofing materials so they will not increase your energy bill. On the contrary, they’re better at reflecting UV rays than most shingle roofs. In this way, they can actually save you money.
What roofing materials does PITCH install?
Our crews work across the whole range: asphalt and composite shingle, clay and concrete tile, metal in both 5V and standing seam, and flat roofing systems including TPO, EPDM, and modified bitumen. If you have a vision for the roof, there’s almost certainly a way to get you there. Call us and we’ll walk through the style and color options.
What’s the best color for a shingle roof?
Whatever you like looking at. Shingles come in nearly every color, so start with what suits the house. Earth tones are the traditional pick. If summer attic temperatures are on your mind, a lighter shingle reflects more heat and will keep things a little cooler up there.
Are metal roofs suitable for Florida’s climate?
They’re arguably the best fit we have. Metal handles high wind, sheds water, and shrugs off the sun. Rust is the fair concern, particularly near the coast, but modern panels are formulated with zinc and aluminum alloys that make premature corrosion unlikely. If you’re within a mile of salt water, aluminum is the panel to ask about.
What are the signs that my flat roof needs to be replaced?
Cracking and blistering across the membrane are the clear ones. So are leaks, water that sits and won’t drain after a storm, and seams that have started to lift. Flat roofs give you warning signs before they fail. The trouble is that nobody looks at a flat roof until something drips.

Services FAQs
What roofing services does PITCH offer?
PITCH handles residential roof replacement and roof repair, storm damage restoration, new construction roofing, leak detection, and roof inspections. We also install and repair gutters and soffit and fascia, so the whole roof edge gets handled by one contractor.
Do you work on commercial buildings?
Yes. PITCH handles commercial roofing through our commercial division, including commercial roof replacement, commercial roof repair, and new commercial roof installation.
Do I need a repair or a full replacement?
That depends on the age of the roof, the extent of the damage, and whether the underlayment and decking are still sound. A roof inspection answers it directly, and if the problem is a leak with no obvious source, leak detection pinpoints it before anyone recommends work you may not need.
What does an estimate cost?
Nothing. Every PITCH estimate is free, and you can schedule one online. If you would rather not have anyone at the house yet, Quick PITCH is a written estimate hand prepared by PITCH staff after a satellite re-measure and a full roof component analysis.
What roofing materials can I choose from?
Shingle, metal, tile, and flat roofing systems are all part of our regular work, and the right one depends on your home, your budget, and how long you plan to stay. Our roofing materials guide walks through the differences, and the roofing calculator gives you a starting point on scope.
What warranty comes with a new roof?
PITCH is an Owens Corning Preferred Contractor, which lets us include an upgrade to the Preferred 50 year warranty on qualifying roof replacements. The full coverage details are on our warranty page.
Do you offer financing?
Yes. Roof financing is available, including options with no interest and no payments for one year, so a replacement does not have to wait on the full amount up front.
Where does PITCH work?
We run five offices across Florida in Seminole, Tampa, Ruskin, Orlando, and Delray Beach, covering the Tampa Bay area, the Orlando area and The Villages, and the Palm Beach area. The full list is on our areas we cover page.

The Villages
How much does roof replacement cost in The Villages, Florida?
The cost of a roof replacement in The Villages typically ranges from $8,000 to $20,000 or more, depending on your home’s square footage, the pitch and complexity of your roof, and the material you choose. Asphalt shingle replacements tend to fall on the lower end of that range; tile and metal roofs are generally higher. PITCH provides free, detailed estimates with no obligation so you know exactly what to expect before committing to anything. Call 727 677 4824 or schedule online.
How long will my new roof last in The Villages?
A properly installed architectural asphalt shingle roof in The Villages should last 20 to 30 years under normal Florida conditions. Concrete or clay tile roofs can last 40 to 50 years or more. Metal roofs often exceed 50 years. The key phrase in all of this is “properly installed”. Material quality matters, but installation quality matters even more. PITCH’s crew takes every step of the installation process seriously, from underlayment selection to fastener placement, because the Florida climate will test every detail.
Will a new roof lower my homeowners insurance in The Villages?
Quite possibly, yes, and often significantly. A new roof, especially one with impact-resistant shingles or a metal system, combined with a wind mitigation inspection (which PITCH includes free with every replacement), can generate meaningful discounts on your Florida homeowners insurance premium. Some Villages homeowners see premium reductions of 20 to 40 percent after a qualifying roof replacement and wind mitigation report. Ask us about this when you call.
Do I need to be home during my roof replacement?
You do not have to be, but many homeowners like to be available for the start of the project. PITCH’s crews are experienced, professional, and fully trustworthy. We work cleanly, respect your property, and give you a thorough walkthrough of the completed work before we leave. If you have golf, travel, or other plans during your installation day, let your project coordinator know and we will make sure the process works around your schedule.
How does PITCH handle the permit process for roof replacements in The Villages area?
PITCH handles the entire permitting process on your behalf. We pull all required Sumter County building permits, schedule the necessary inspections, and ensure the work is fully permitted and compliant before we consider the job complete. You will never have to chase a permit or worry about an unpermitted roof complicating a sale down the road.
Can PITCH match my existing tile or shingle color for a repair in The Villages?
We do our best to match existing materials as closely as possible. For tile roofs, color matching can sometimes be challenging depending on the age and manufacturer of the original tile. We will always be upfront with you about what is achievable so there are no surprises when the job is done.
Tile Roof
Are tile roofs expensive?
There’s no denying that tile roofs require a substantial up-front investment. But if this investment is something you can afford, it really pays off in longevity and protection for decades to come.
Can I walk on my tile roof?
Technically, you can walk on a tile roof. But we would not recommend that you do. While tiles can support a lot of weight, they’re brittle and can easily crack or shatter while people walk on them, which is bad for your roof and very dangerous for whoever is walking on it.
Do clay tile roofs need a lot of maintenance?
Tile roofs actually require very little maintenance. The most common issue they encounter is cracking shingles from storm debris, but this is both a quick and affordable repair.
How long do tile roofs last in Florida?
Tile roofs are great at withstanding Florida’s harsh weather patterns. Concrete tile roofs last for roughly 50 years, while clay tile roofs can stay healthy for a century or more!
What’s the best kind of tile roof?

I did extensive research on pricing; quality of materials within a comparable scope of work. I contacted and directly communicated with at least five other roofing companies for the replacement of my residential roof and PITCH had the best price; highest quality materials and best warranty when compared with all the other competitors within a comparable scope of work. Their staff is responsive and kind. Ron Olsen, the CEO, followed through with everything promised. Go with Pitch Roofing. MC aka WA

PITCH Roofing did an amazingly great job of replacing my old roof. In the initial phase they discussed options and presented material samples, and once I made a decision they organized and scheduled the tasks needed to complete this complex project. Painters were brought in to paint the high places (a cupola and tall chimney) needing coverage prior to the installation of a new roof. Next a solar team removed the existing solar panels. The roofing team then removed the old roof and installed a beautiful and sturdy 24-gauge Galvalume standing seam metal roof, along with a solar-powered attic fan. Finally, the solar panels were reinstalled and reactivated. The final product is an exceptional combination of high-quality materials and workmanship at a very competitive price. I'm so very happy with the work that PITCH Roofing has done!

We recently had our roof installed by PITCH Roofing and the entire experience was outstanding from start to finish. Their pricing was excellent and very competitive, with no surprises or hidden costs along the way. In fact, after meeting with them and reviewing everything they offered, we felt so confident in their value and professionalism that we never even obtained a second quote from another company. Communication throughout the project was top-notch. The team kept us informed at every stage, answered all our questions promptly, and made the whole process smooth and stress-free. One thing we especially appreciated was receiving a detailed photo album documenting every step of the installation process. It was great to see the work being completed from start to finish and gave us even more confidence in the quality of the installation. The installation crew was professional, efficient, and paid close attention to detail. The quality of the workmanship really shows, and the roof looks fantastic. They also did a great job with cleanup after the work was completed. The inspection process was equally impressive. Everything was handled thoroughly and professionally, giving us complete confidence in the finished product. We highly recommend PITCH Roofing to anyone looking for a reliable roofing company that delivers excellent pricing, great communication, quality installation, and a smooth inspection process.

Pitch roofing was one of 5 quotes I recieved when I was looking to replace my roof. It came down to PITCH and one other company that was larger, but since I had a strict budget and their team, particularly the President, were willing to work within my budget I chose PITCH. They were able to complete my roof in less than 2 days and the jobsite looked great when they left. One thing I would advise future customers on is please budget for additional lumber. PITCH will advise you of the same thing, and their team is upfront about potential additional costs, so just ask them to explain anything you are unsure about. I plan to consult with PITCH on at least one more roofing project for sure.
